Furnace Tune-Up in Salt Lake City

Furnaces almost never fail in October. They fail on the first properly cold night, when they're asked to run hard for the first time in months and something that was already weak gives out.

A tune-up before the season is how you find that weak part while it's still an appointment rather than an emergency.

What we check

The flame sensor, which builds up residue over a season and is the single most common reason a furnace shuts itself down mid-cycle.

The igniter, which weakens gradually before it fails completely.

The blower motor and capacitor, where a failing capacitor gives plenty of warning if anyone looks.

Safety controls and limit switches.

The heat exchanger, for cracks. This one matters — a cracked exchanger is a safety issue, not an efficiency one.

Airflow, the filter, and the venting.

Why the flame sensor causes so many winter calls

A flame sensor confirms the burner has actually lit. Over a season it builds up a film of residue, stops detecting the flame, and shuts the furnace down as a safety measure.

The furnace isn't broken. It just can't see itself working.

It's the most common no-heat call we take in January, and it's almost entirely preventable with a tune-up in the fall. See furnace repair

Before you call

Change your filter, if you haven't recently. A clogged filter restricts airflow, makes the furnace work harder and can trip the limit switch.

Then run the heat for a few minutes and listen. Banging on start-up, rattling, or a smell of burning dust beyond the first few minutes of the season are all worth mentioning when you book.

Furnace Tune-Up FAQs

How often should a furnace be serviced?

Once a year, before the heating season.

When is the best time to book?

Early fall, before the first cold snap. Once no-heat calls start coming in, appointments get harder.

What does it cost?

Call us and we'll give you a price.

Will it actually prevent a breakdown?

It catches the faults that cause most of them — weak igniters, dirty flame sensors, failing capacitors. It can't prevent everything, but it finds the common ones early.

Does it affect my warranty?

Most manufacturers require regular servicing to keep the warranty valid. Worth checking yours.
